Neighborhood Guide
Boulder, Colorado
A historic neighborhood with tree-lined streets, Craftsman bungalows, and an unbeatable location steps from downtown Boulder. Newlands offers charm, community, and convenience in one of Boulder's most cherished areas.
Overview
Newlands is one of Boulder's most beloved and historic neighborhoods, located just north of downtown between Broadway and 4th Street. Named after the Newland family, who purchased 240 acres north of Boulder in 1871 for $5,000 and established a fruit farm, the neighborhood still bears traces of its agricultural roots. Many lots still feature the original apple trees planted in the late 1800s. The Newland Addition was platted in 1891, and the area developed into a charming residential enclave over the following decades.
Today, Newlands is known for its tree-lined streets, historic homes, and strong sense of community. The neighborhood features a mix of architectural styles from 1920s through 1940s cottages, Craftsman bungalows, Tudor revivals, and some modern contemporary homes. The canopy of mature trees, including massive silver maples and oaks, creates a shaded, park-like atmosphere throughout the summer months.
What truly sets Newlands apart is its walkability. Residents can walk to Pearl Street Mall, the Boulder Public Library, North Boulder Park, and Ideal Market (Whole Foods) in minutes. The neighborhood hosts the annual Newlands Block Party and has an active neighborhood association. For families, professionals, and anyone who wants to be at the center of Boulder living without sacrificing residential tranquility, Newlands is an exceptional choice.

Newlands has consistently been one of Boulder's strongest appreciating neighborhoods. Its central location, historic character, and limited inventory make it a solid long-term investment. With 34+ years in Boulder real estate, I have watched this neighborhood outperform many others in terms of value growth.
Be prepared for competition. Get pre-approved before you start looking, and work with an agent who has deep knowledge of the neighborhood. Historic homes may require special attention to maintenance, but many qualify for preservation tax credits that can offset renovation costs.
Sellers
Values in Newlands vary significantly based on location, square footage, condition, and views. I provide a detailed comparative market analysis (CMA) that considers recent sales, active listings, and the unique features of your property.
In a normal market, well-priced homes in Newlands sell in 7-14 days. Overpriced homes can sit for 30-60 days or longer. Pricing strategy is critical in this competitive neighborhood.
Kitchen and bathroom updates, restored original hardwood floors, updated systems (HVAC, electrical, plumbing), and improved curb appeal tend to deliver the best return. With my experience overseeing 150+ renovations, I can help you prioritize improvements.
Spring and early summer (March through June) are typically the strongest selling seasons in Boulder. However, Newlands is desirable enough that well-priced homes sell well year-round.
Newlands offers the best walkability to downtown of any residential neighborhood in Boulder. Compared to Mapleton Hill, it is slightly more accessible and has a broader price range. Compared to Whittier, it has more historic charm and larger lots.
Buyers prioritize location, original character (hardwood floors, built-ins, period details), updated kitchens and bathrooms, outdoor space, and off-street parking. Homes that balance historic charm with modern functionality command the highest prices.
