Rate Trend & Lock Guidance

Rates are trending higher in October 2026, with a sixth consecutive weekly increase. According to Freddie Mac's Primary Mortgage Market Survey (released October 1, 2026), the 30-year fixed rate now stands at 7.28%, up 25 basis points from 7.03% the prior week and its highest level since early 2025, while the 15-year fixed rate rose to 6.60% from 6.42%. Bankrate's national survey shows the 5/1 ARM at 6.42%, FHA 30-year at 7.24%, and VA 30-year at 7.24%, all rates that vary by lender, credit score, and down payment. If you are actively house hunting, locking your rate as soon as you have an accepted offer is the safest move. Ask your lender about 60-day rate locks, which cover the typical Colorado closing timeline. A float-down option can give you the best of both worlds: lock now and take a lower rate if available before closing.
