Rate Trend: Moving Up

The 30-year fixed rate has risen for five consecutive weeks, climbing from 6.43% to 6.69% over the past month. That is roughly a 26 basis point increase in four weeks. For first-time buyers, the message is clear: locking a rate sooner rather than later can save you money every month for the life of your loan.

On a $400,000 loan, a 0.25% rate increase adds about $57 per month or nearly $20,500 over 30 years. Every basis point counts.

FHA & VA Options for First-Time Buyers

FHA loans allow down payments as low as 3.5% and accept credit scores as low as 580. The current FHA rate of approximately 6.50% is competitive with conventional loans, making this a strong option for buyers with limited savings.

VA loans offer zero down payment and no private mortgage insurance (PMI). At roughly 6.00%, VA rates are typically the most favorable available. If you are a qualified veteran or active-duty service member, this is almost certainly your best option.

Colorado Housing and Finance Authority (CHFA) programs also offer down payment assistance and competitive rates for qualified first-time buyers.

Rate Lock Guidance for First-Time Buyers

Rates are ticking up week over week. If you are under contract or close to making an offer, lock your rate immediately. Most lenders offer free 30- to 60-day rate locks. If you are still a few months from buying, consider these strategies:

  • Get pre-approved now to lock in a rate quote. Some lenders honor rate quotes for 60-90 days.
  • Ask about a float-down option. This lets you lock today but take a lower rate if rates drop before closing.
  • Consider rate buydowns. Paying discount points at closing can lower your rate by 0.25% to 0.50%, reducing your monthly payment significantly over the long term.
  • Shop multiple lenders. Rate offers can vary by 0.25% or more between lenders. A quarter point matters on a Boulder-area mortgage.
